A spec home is a new, move-in-ready home that we build before a home buyer makes a purchase. We pick floorplans, materials and finishes that we believe buyers will love. Once we begin construction on a Spec home, most choices are already in place. But the sooner a customer contacts us, the more choices they will be able to make (i.e. paint colors, countertops, door style, trim and cabinets).
Custom homes are usually initiated by the home-buyer and we walk through a process where we work closely with them from start to finish. We do our best to design and construct everything according to the homeowners wishes!
Clients may come prepared with a lot they have picked out on their own, or we can help them find a lot. Once a lot is chosen, we help you pick a floor plan that fits your family and the lot you have chosen. During this time, we talk numbers and sign a contract. Once the contract is signed, the client will choose windows, doors, plumbing finishes and any other items that affect the foundation and framing.
Once framing has begun, we will complete the selections process. During this phase, the client will select all interior and exterior finishes for your home. Once framing is finished, plumbing, HVAC, and electrical work are roughed in. After the framing inspection, insulation and sheetrock are installed.
Interior selections that the client has chosen will begin to be installed. Flooring, cabinets and countertops, tile in showers, paint, cabinet and door hardware. Next, we will have the plumbing, HVAC, and electrical complete trim out. Finally, we will clean the house and get the final inspection and then we will receive a certificate to occupy.
We will do a final walk through and complete any punch list items that are needed. Once closing is complete, we will give you the keys and you can move into your new custom home.
